One Huge Tax Sale - Will You Cash In?

Banks and financial institutions pay you 2%-5% on your passbook savings accounts or Certificates of Deposit and turn around and make 12%-50% on your money. Would you like to invest where the banks invest and bypass the middleman? BONUS – your investment is secured by real estate and your money, with interest, is collected by government agencies. Learn how to invest in tax liens to accomplish the above outlined technique. In addition, the purchase of property at only a fraction of its value, or pennies on the dollar, can be achieved in tax deed states. Protect yourself from a volatile stock market!

Unravel the secrets and mysteries of this unique and very, very lucrative topic of tax liens and deeds from one of our Master Level instructors who has taught thousands of students nationwide. This is one career path that will literally explode your IRA, SEP, and Roth when invested as we teach you our system! If you are looking for a new way to do real estate – and you should be – let us tell you about a way to get in on the ground level of an exciting opportunity – without chasing bank foreclosures!

You have heard about the turmoil caused by the Sub-Prime Foreclosure crisis and the Federal Bank Bailout program, but you might not be aware that these events could lead to incredible opportunities for you in the next 24 months. Here’s what you might not know: These days you can buy a property at a tax foreclosure for as little as 3% to 10% of market value, far less than you would get it at a "normal" bank foreclosure sale. Now here is where things get interesting -- would you like to have Tax lien and Tax deed auction lists for all 50 states… as the sales occur? That’s 10,000 of these lists just this year. You already know about the historically high rate of bank foreclosures in this country and the opportunity to invest in low priced real estate. However, did you know that investing in tax liens is an even better way to make huge profits, with ZERO risk, in real estate? Tax liens are a little known way to create wealth and build financial independence for you and your family for years to come, no matter what happens in the market. What is a Tax Lien? In many parts of the country, if a homeowner fails to pay property taxes, the county will issue a tax lien on that property. The local county government needs that tax revenue to keep providing services to its constituents so it cannot wait for payment. To get the revenue, many counties sell the tax lien at auction. This is where it gets very interesting for investors, no matter their experience level.

When you buy a tax lien, you cannot lose because only two things can happen and you make big money with one and even bigger money with the other. One of these two scenarios must happen, without exception:

  • Scenario 1: You get a fixed rate of return as high as 36% annually when the owner pays off the taxes - that’s good, but it’s even better when they don’t, and that’s scenario #2...
  • Scenario 2: You get title to property at a substantial discount (up to 90% off market prices) if the taxpayer does not pay.

Imagine getting title and having up to 90% equity in the home. No other strategy can even come close! In this real estate market, you should not be surprised to learn that tax defaults have skyrocketed. There are more tax liens now than there have been in history. This has greatly increased the opportunities to invest without risk in high-yielding tax lien certificates. Why is investing in Tax Liens a good idea?
Savvy investors and banks have been profiting from tax liens for years. Here are just a few of the benefits:

  • Superior Returns: The rate of return on a tax lien can be much higher than other investments such as stocks or bonds. Check out the annual rates of return in these states:
  • Florida - up to 18%
  • Arizona - up to 16%
  • Iowa - up to 24% 
  • Illinois - up to 36%

  • Low Risk: Tax liens are far safer than other forms of investment and are guaranteed by the local government and, of course, the real estate itself.
  • Potential for Windfall Profits: Although the majority of tax liens are redeemed before a property is foreclosed, if the lien is not paid off with interest and fees, you can own the property by just paying off the taxes due. This windfall can net you a property at up to 90% below market!
