Evaluating your deals is THE most important part of Real Estate Investing. In most cases, this is the reason why Investors make money or lose money. This class goes into details of the 3 main way the Real Estate Industry evaluates properties. This class is imperative if you plan on running a successful real estate business.
You will learn about:
1) Tax Assessments: How does the county come up with the Tax Assessed Values, How often do they actually see the properties and what are the strengths and weaknesses of their evaluation to successfully dispute a Tax Assessment.
2) Appraisal Process: What is the difference between ARV and FMV, How do Appraisers get their values, what are the 3 techniques Appraisers use to evaluate a property, what are the 12 rules that an Appraiser uses on EVERY comparable to ensure it is valid, what adjustments do Appraisers use on bedrooms, bathrooms, square footage, etc.
3) CMAs: What do Real Estate Agents know that I don't know and what are the pitfalls of using a CMA.
4) Automated Evaluation Tools: Why is Zillow's values wrong and are there any other tools out there that will come up with more accurate values?
