What about FHA Loans and Short Sale?
 FHA loans have new guidelines. FHA (or HUD) will not pay any outside fees other than Realtor fees on the settlement sheet.
 In basic terms, no lawyer fees, loss mitigation fees or processing fees can be on the settlement sheet. Anyone using an outside service to handle their negotiations, make sure you find out how they get paid, otherwise you may be paying them out of your own pocket!
 NO SELLER CONSESSION CAN BE GIVEN. Don't bother accepting an offer that has seller concessions on your short sale listings that was purchased with a FHA loan. FHA and HUD has developed recent new programs (like Genesis), where a seller can provide up to a 9% concession to assist a first time home buyer. It seems the two different departments did not talk when they came up with this new guideline on short sales!
