There is a lot of news to cover this month. I already emailed a list of changes for you. I also want to talk about the window of opportunity (which ones?) in real estate now, and how that could change in the very near future, depending on many factors, like economy, mortgage rates, government spending, etc. I briefly want to talk about some guru's out there who are selling houses for $50,000 (like in Indiana, Ohio, etc) with a rate of return of 161%, and why you have to be careful to sign up for those properties. We will discuss the impact of the shadow inventory, and what it is, as well as the possible impact of unemployment. Anyways, come and talk with us and exchange information and idea's. I will also ask for your interest in a presentation by a 1031 exchange company. I will not invite them if I cannot get 20 people to that meeting. I have to be able to count on people who RSVP "yes". In this months meet up, I would like to get feedback from the group about the following: 1. Do you think real estate is the way to go now or when? 2. Given the current real estate and mortgage markets, what would you be looking for as investment type. 3. What will be the effect of the moratorium end on foreclosures in CA 5. Bof A, Wachovia have both informed the press they are focusiing on cloing more short sales. What will happen with home prices? 6. What will be the effect of the increased unemployment? 7. What does it mean that the inventory of high end homes ( over 1M) is growing, while the other invetories are going down ( fast)? All questions I will discuss with the group. For the May meeting, I would like to ask the members what topic they would like to see covered. It is clear from my analysis and what you can find yourself on the internet, that multi family and lower end SFR's are doing very well. I would like to presnt the following topic: Why do a 1031 exchange if you can get away with apying less than 15% taxes? Should you not simply take the money? I will give you my answer in the meeting.
