This month's speaker will be Robyn Bullard, she will be speaking on the new government programs recently made available to home owners and investors and how they can increase your cash flow.
In the past few years money was relatively easy to get but the interest rates were very high and many of the loans had adjustable rates. Because of the high rates and adjustments that may be coming the government has made some changes that could help investors like us.
Because of recent government incentives--loan modifications are now available which could lock in lower interest rates on existing loans. If you quality these MODS could lower your monthly payments and increase the cash flow of your investment properties.
Do you have ARMs you are concerned about adjusting? Do you have Balloon notes that you dread? Are your payments too high? Would a new 30 year re-amortized loan help you?
With this new government program you may be eligible for a loan modification for you home and your investment properties. But you will need to take advantage of this program quickly because the program could be dropped or changed in the near future. If you want to know the answers to these questions, come to the August HEB meeting.
