Evaluating your deals is THE most important part of Real Estate Investing. In most cases, this is the reason why Investors make money or lose money. This class goes into details of the 3 main ways the Real Estate Industry evaluates properties. This class is imperative if you plan on running a successful real estate business.

You will learn about:


  • Tax Assessments: How does the county come up with the Tax Assessed Values, How often do they actually see the properties and what are the strengths and weaknesses of their evaluation to successfully dispute a Tax Assessment.
  • Appraisal Process: What is the difference between ARV and FMV, How do Appraisers get their values, what are the 3 techniques Appraisers use to evaluate a property, what are the 12 rules that an Appraiser uses on EVERY comparable to ensure it is valid, what adjustments do Appraisers use on bedrooms, bathrooms, square footage, etc.
  • CMAs: What do Real Estate Agents know that I don't know and what are the pitfalls of using a CMA.
  • Automated Evaluation Tools: Why is Zillow's values wrong and are there any other tools out there that will come up with more accurate values?

About the Speaker:
Scott Linson has been successfully full-time in the Real Esate Industry for over 7 years. His experience has included being a Loan Officer, Appraiser and Realtor. Over the past few years, Scott has focused his previous work experience by helping Agents, Loan Officers and Real Estate Investors set up their businesses on the web through his company Advanced Real Estate Systems (www.AdvancedRealEstateSystems.com). Before Real Estate, Scott was an eMarketing Consultant and worked with industry giants such as IBM, Sun Microsystems, Excite@Home, Expedia, Cutter & Buck and Stamps.com.
